It is situated on two parcels. An additional area is currently leased from Union Pacific Railroad and may also be available for lease.
Owned by Dry Mix Products since 1966, the 3.7 net acres of land is currently improved with several metal and wood frame structures, which contain a total of approximately 29,466 sq ft of building area. Included in this sale are the packaging/bagging fixtures and related equipment which are permanently attached and not readily movable.
Dry Mix Products also utilized a portion of property located adjacent to the south. This portion of property is owned by Southern Pacific Transportation Company (Union Pacific Railroad) and is leased. It should be noted that neither the lease, nor the property owned by Southern Pacific Transportation Company is considered for sale herein.
A Sand and Gravel Company leases a 86,400 sq ft site from Dry Mix Products. The land area leased by the Sand and Gravel Company is comprised of 53,166 sq ft (61.5% ) of Dry Mix land area, and 33,234 sq ft (38%) of Southern Pacific Transportation Company parcel.
